Peachtree Launches Savannah Industrial DST


Peachtree Group has launched its latest Delaware Statutory Trust offering, PG Savannah Industrial DST, following the debt-free acquisition of a newly constructed 600,000-square-foot distribution center in Midway, Georgia. 

The facility serves as a critical logistics hub for Hasbro, supporting both retail distribution and direct-to-consumer operations, and represents approximately 25% of the company’s U.S. distribution footprint. The asset is secured by a 10-year lease through May 2036, with 3.25% annual rent escalations and two five-year extension options. 

“This transaction reflects how we are approaching the market today, prioritizing assets with strong location fundamentals, predictable cash flow and conservative capital structures,” said Greg Friedman, managing principal and CEO of Peachtree Group. 

Structured with minimal landlord responsibilities, the lease shifts operating costs to the tenant, further enhancing the asset’s income stability and operational efficiency. The property was sourced through an off-market transaction. 

Since entering the DST market in 2022, Peachtree has completed approximately $375 million in debt-free DST transactions
