Estate agency software provider Veco has highlighted the importance of robust systems and processes for agencies considering growth or eventual sale, pointing to compliance records and operational dependencies as key areas of buyer scrutiny during due diligence.
The company, which has operated for 30 years, says its Veco Plus platform consolidates sales, lettings, property management and client accounting into a single system, designed to support agencies as they scale operations.
Due diligence considerations
According to Veco, buyers examining estate agencies typically focus on more than financial performance, with compliance records, data consistency and reliance on individual employees emerging as critical operational factors during the sale process.
Richard Murray, CEO of Veco, said: “Buyers look at more than the numbers. They want compliance kept up properly and a business that doesn’t depend on one person. That’s what trips agencies up when they try to sell.”
The software firm says its platform has supported property managers in growing portfolios from hundreds to tens of thousands of properties, with features including double-entry bookkeeping for client accounting and compliance workflows that track deadlines and inspections.
Regulatory context
The focus on operational systems comes as the sector faces increased regulatory scrutiny, with the government confirming mandatory licensing for property agents and introducing regulation of leasehold managing agents. These changes are expected to place additional emphasis on compliance documentation and standardised processes.
Veco’s Automate Plus platform aims to reduce manual processes, allowing property managers to handle larger portfolios without proportional increases in administrative workload.
Murray added: “We see ourselves as a long-term partner for agency owners, from the early stages of professionalising the business through to a possible exit. Getting the operational side right is what creates that flexibility.”
The company’s client base ranges from independent agencies to multi-branch operations, with customers including Linley & Simpson, Gibbs Gillespie, Northfields and Ocean.
